Grimsby, Niagara Region

Looking to buy or sell in Grimsby?

I’m a Niagara REALTOR® with eXp Realty, and Grimsby is one of the eight communities I work in across the Niagara Region. Here’s what the town is like to live in, what the market figures can and can’t tell you here, and how I help you buy or sell.

Living in Grimsby

Grimsby borders Hamilton. Statistics Canada lists Hamilton, Lincoln and West Lincoln as its neighbouring municipalities (Statistics Canada, 2021 Census, Grimsby). The town describes itself as located “between Lake Ontario and the Niagara Escarpment” and “between Hamilton and St. Catharines” (Town of Grimsby, community profile). Which side of the QEW you’re on, and how close you are to the lake or the escarpment, are the first things I’d ask about any house here.

At the 2021 Census Grimsby had 28,883 people, up 5.7 per cent from 2016, in 11,395 occupied private dwellings, up 9.8 per cent (Statistics Canada, 2021 Census, Grimsby). Its land area is 68.71 square kilometres, so the density works out to 420.4 people per square kilometre. Lincoln, right next door, sits at 158.0 (Statistics Canada, 2021 Census, Lincoln). Grimsby is far more densely built than its neighbour. The town’s own profile puts its population at “over 32,000 residents”. That’s a different source, and the town doesn’t date it, so I’ve given you both.

Grimsby Beach, and the rest of the town

The one neighbourhood the town writes up

The town has a page of its own for Grimsby Beach, which it calls “an historic neighbourhood” of homes “commonly referred to as ‘gingerbread cottages’ or ‘painted ladies’” (Town of Grimsby, Grimsby Beach). It began as a Methodist campground in the mid-19th century, and by the 1870s the canvas tents were giving way to wood-frame cottages. The town notes that many of the historic homes predate 1945 and that several are protected under the Ontario Heritage Act.

If you’re buying there, that history is practical rather than decorative. A designated property can limit what you’re allowed to change, so ask the town what a designation covers before your offer goes firm. The town also says the streets are narrow, many are one-way, and parking is quite limited. It warns that visits can get busy as well, so go and see it at a busy time as well as a quiet one.

Wards

Grimsby elects a mayor at large and eight councillors by ward: the town is divided into four wards with two councillors elected in each, and it publishes a ward locator if you want to check an address (Town of Grimsby, Mayor and Council). Beyond Grimsby Beach, I haven’t found an official list of named neighbourhoods on the town’s site, so I’d rather walk you through the streets than hand you a map with made-up borders.

Getting around

The QEW now, a GO station later

The town’s own transportation page puts Grimsby “along the Queen Elizabeth Way (QEW)” and refers to “the future Grimsby GO Station” (Town of Grimsby, transportation). Niagara Region describes that station as a new stop between Confederation Station in east Hamilton and St. Catharines GO, to be delivered in phases, and says it has completed the provincial Transit and Rail Project Assessment Process with Metrolinx (Niagara Region, Grimsby GO station). The Region’s page gives no opening date, so I wouldn’t price a house on it yet.

Local transit is Niagara Transit Plus, a shared-ride service you book through an app, running Monday to Saturday from 7 a.m. to 11 p.m. It can take you anywhere in Grimsby, Lincoln, Pelham, Wainfleet and West Lincoln, and connect you to the bus network in St. Catharines, Welland and Port Colborne. The town also notes that Niagara Specialized Transit “cannot travel within Grimsby”, which is worth knowing if anyone in your household relies on it (Town of Grimsby, transportation services).

What the market is doing

Grimsby is a special case for the published figures

In August 2026 the MLS Home Price Index composite benchmark for the Niagara Association of REALTORS® board was $569,800, down 6.2 per cent year over year, on 522 sales, with 3,130 active listings at the end of the month and six months of inventory (CREA, board statistics, August 2026). Q2 2026 days on market for that board ran a median of 26 days for a single detached home, 35 for a townhouse and 42 for an apartment (CREA, MLS market conditions).

Here’s the honest part. The same CREA page lists the communities that board serves: Fort Erie, Fonthill/Pelham, Lincoln, Niagara Falls, Niagara-on-the-Lake, Port Colborne/Wainfleet, St. Catharines, Thorold and Welland. Grimsby isn’t on it. So on my other area pages I can say the regional benchmark includes the town, and here I can’t. Treat those numbers as the market next door rather than a Grimsby figure. No official source publishes a Grimsby-only benchmark either, which is why I’d pull the actual sales near the house you care about.

How I help

Buying in Grimsby, the work that matters happens before the showings: what you can carry once closing costs are counted, which side of the QEW suits you, and whether an older or designated home is one you actually want to maintain. I’ll sometimes guide you away from a home when I don’t believe it truly fits your lifestyle or long-term goals. The buying page walks you through the process.

Selling in Grimsby, your price comes from the sales on and around your street. Ask for a valuation on the home value page, or read how I prepare and market a listing on the selling page.

If you’re weighing Grimsby against its neighbour, the Beamsville page covers the Town of Lincoln just to the east. The St. Catharines page covers the region’s largest city, and the areas page has the rest.

Let’s talk homes over lattes. Get in touch whenever you’re ready, and tell me what you’re looking for.

Questions I get about Grimsby

Is there a GO train station in Grimsby?

Not yet. The town and Niagara Region both describe a future Grimsby GO station, between Confederation Station in east Hamilton and St. Catharines GO, to be delivered in phases. The Region’s project page gives no opening date, so check its current status before you buy on the strength of it.

What is Grimsby Beach?

It’s a historic lakeside neighbourhood that began as a Methodist campground in the mid-19th century and is known for its “gingerbread cottages”. The town says many of the homes predate 1945 and several are protected under the Ontario Heritage Act. If you’re buying there, ask what a designation covers before your offer goes firm.

What is the average house price in Grimsby?

There isn’t an official one, and Grimsby is a special case. CREA’s page for the Niagara Association of REALTORS® lists the communities that board serves, and Grimsby isn’t on the list. So the board’s $569,800 benchmark for August 2026 is regional context rather than a Grimsby figure. For a real number I’d pull the sales near your street.

How many people live in Grimsby?

Statistics Canada counted 28,883 people at the 2021 Census, up 5.7 per cent from 2016. The town’s own community profile says over 32,000. They come from different sources, and the town doesn’t date its figure, so I quote the census when I need a number I can stand behind.

Can we work together in Spanish or French?

Yes. I hold full client conversations in English, Spanish and French. If part of your family is more comfortable in one language, we can switch whenever it helps.
