Beamsville, Town of Lincoln

Looking to buy or sell in Beamsville?

I’m a Niagara REALTOR® with eXp Realty, and Beamsville is one of the eight communities I work in across the Niagara Region. Here’s how the town is actually put together, where the GO station really stands, what the market’s doing region-wide, and how I help you buy or sell.

Living in Beamsville

The first thing to know is that Beamsville isn’t a municipality of its own. It’s a community inside the Town of Lincoln, and it’s where the town keeps its offices, at 4800 South Service Road (Town of Lincoln, Mayor and Councillors). So when you go looking for Beamsville’s population, council or bylaws, what you’ll find is Lincoln’s.

Lincoln had 25,719 people at the 2021 Census, up 8.1 per cent from 2016, in 9,555 occupied private dwellings across 162.74 square kilometres (Statistics Canada, 2021 Census, Lincoln). That’s 158 people per square kilometre, which is a useful number to sit with. A lot of Lincoln is farms and vineyards rather than subdivisions. The town describes itself as sitting on the south shore of Lake Ontario, with the QEW crossing its north end and the Niagara Escarpment, a UN World Biosphere Reserve, behind it (Town of Lincoln, community profile). The mayor’s welcome letter counts “over 50 wineries” across the town and its villages (Town of Lincoln, welcome to Lincoln).

What’s in Beamsville day to day

The public buildings you’ll actually use

A good share of Lincoln’s recreation sits in Beamsville. The town lists the Fleming Centre at 5020 Serena Drive, the Lincoln Community Centre and the Allan F. Gretsinger Pool together at 4361 Central Avenue, and the Lincoln Community Hub at 4317 Central Avenue (Town of Lincoln, facilities). The Fleming Centre address is also the Fleming branch of the Lincoln Pelham Public Library (Town of Lincoln, Lincoln Pelham Public Library).

Others on the town’s lists are in its other communities: the Jordan Lions Arena, the Jordan Lions Pool and the Lincoln Museum & Cultural Centre in Jordan, and the Rittenhouse library branch in Vineland. If you’re deciding between Beamsville and one of those, that list is a practical place to start, because it tells you where your evenings and Saturdays will be spent.

Wards, and the honest answer about neighbourhoods

Four wards that cover the whole town

Lincoln elects one mayor and eight ward councillors, two from each of Wards 1 to 4 (Town of Lincoln, Mayor and Councillors). Those wards cover the whole of Lincoln, so a ward number on its own won’t tell you whether a house is in Beamsville, Vineland or Jordan. I also haven’t found an official list of Beamsville neighbourhoods on the town’s site, so I’m not going to invent one for you.

What I’d ask first about any Beamsville house is simpler. Which side of the QEW is it on, how close is it to the escarpment or the lake, and is it on town services or out in the country? Those answers move the price and the inspection more than any name would.

Getting around

The GO station is planned rather than built

If a listing mentions a Beamsville GO station, here’s where it actually stands. Niagara Region says Beamsville was identified by the Province as a future potential GO station site in 2011, the station area secondary plan was approved in 2018, and Metrolinx completed an initial business case in 2022. It also says, plainly, that “there is no timeline for construction of the station in Beamsville” until a third party commits to the cost (Niagara Region, future Beamsville GO station).

Inside Lincoln, public transit is on demand rather than fixed-route. You book a ride by app or by phone, and it can take you across West Niagara or to the transit hubs in St. Catharines, Welland and Port Colborne (Town of Lincoln, transit). If you’ll be commuting, plan around the QEW for now, and treat the train as a maybe for later.

What the market is doing

Regional figures, because there aren’t any town ones

In August 2026 the MLS Home Price Index composite benchmark for the Niagara Association of REALTORS® board was $569,800, down 6.2 per cent year over year, on 522 sales, with 3,130 active listings at the end of the month and six months of inventory (CREA, board statistics, August 2026). Days on market for the most recent published quarter, Q2 2026, ran a median of 26 days for a single detached home, 35 for a townhouse and 42 for an apartment (CREA, MLS market conditions).

Those are board-wide numbers rather than Beamsville ones. Lincoln is one of the communities the board says it serves, so Beamsville sales are inside that figure, along with every other town on the board. No official source publishes a benchmark price or days on market for Beamsville or Lincoln on their own, and I won’t pass off a private aggregator’s number as if it were one.

CREA puts those six months above the long-run average of 4.1 months for this time of year. For you as a buyer, that usually means room to see a house twice and keep your conditions in the offer. For you as a seller, it means the price you pick in the first week carries most of the weight.

How I help

Buying in Beamsville starts with what you can carry once closing costs are counted, and then with the town-or-country question. If you’re looking at a rural property, ask about the well and the septic system early, because they change your inspection and your insurance. I’ll sometimes guide you away from a home when I don’t believe it truly fits your lifestyle or long-term goals. The buying page has the whole process.

Selling in Beamsville starts with the price, and the price comes from the sales around you rather than from a regional average. Ask for a valuation on the home value page, or read how I prepare and market a listing on the selling page.

If you’re weighing Beamsville against its neighbours, the Grimsby page covers the town just west of Lincoln and the St. Catharines page covers the city to the east. The areas page has the rest of the region.

Let’s turn “I’m just looking” into a real plan. Get in touch and tell me what you’re thinking.

Questions I get about Beamsville

Is Beamsville its own town?

No. Beamsville is a community inside the Town of Lincoln, and it’s where the town keeps its offices. So the council, the bylaws and the census numbers you’ll find for Beamsville are Lincoln’s. Lincoln elects a mayor and eight ward councillors, two from each of four wards.

Is there a GO train station in Beamsville?

Not yet. Niagara Region describes a future Beamsville GO station, with a station area secondary plan approved in 2018 and a Metrolinx business case completed in 2022. The Region also says there is no timeline for building it, because a third party still has to commit to the cost. I wouldn’t pay extra for a house on the strength of it today.

What is the average house price in Beamsville?

There isn’t an official one. CREA and the Niagara Association of REALTORS® publish at board level, and Lincoln is one of the communities that board serves. The board-wide benchmark was $569,800 in August 2026. Any Beamsville-only average you see comes from a private data aggregator rather than an official source.

How many people live in Beamsville?

The figure I can point you to is for the whole Town of Lincoln: 25,719 people at the 2021 Census, up 8.1 per cent from 2016. That covers Beamsville together with Vineland, Jordan and the rural land around them, so treat it as a town-wide number.
