Living in Welland
Welland is a city of 55,750 people in the middle of the Niagara Region (Statistics Canada, 2021 Census profile). That puts it well behind St. Catharines and Niagara Falls on size, and for a lot of the buyers I work with that’s part of the appeal. It’s a city with city services that still feels like somewhere you can know your street.
The canal runs straight through the middle of it, and the city has turned the old shipping channel into the Welland Recreational Waterway. The Welland International Flatwater Centre sits on it, and the city describes the site as “411 acres of parkland and 272 acres of water”. Rowing, canoe, kayak and dragon boat crews train there. If you’ve never been, it’s the thing that surprises people about Welland.
Neighbourhoods, and the honest answer about them
There isn’t an official list
This is the part where most agent pages start inventing neighbourhood names, and I’d rather not do that to you. Welland divides itself into six wards, numbered one through six, with no neighbourhood names attached to them (City of Welland, ward map). So there’s no official list of Welland neighbourhoods for me to reprint for you.
What the city does have is resident-run neighbourhood associations, and a park and trail network you can look at yourself (City of Welland, parks and trails). In practice people here locate themselves by school, by park, by which side of the canal they’re on, and by how far it is to the 406. That’s genuinely how it works. It’s also why I’d rather drive you around for an afternoon than hand you a map with made-up borders on it.
Who moves to Welland
In my own experience it’s three groups. First-time buyers who priced themselves out somewhere else in the region and found that their number goes further here. Families who want a detached house with a yard and are willing to trade a shorter commute for it. And people already in Niagara who are moving within the region rather than into it.
That’s what I see across my own deals rather than a published statistic, and I’d rather say so than dress it up as research for you. If you’re in the first group, the programs available to first-time buyers in 2026 are worth reading before you go looking. Two of them need setting up months in advance.
What the market is doing
Regional figures, because there aren’t any city ones
In July 2026 the MLS Home Price Index composite benchmark for the Niagara Association of REALTORS® board was $572,200, down 5.5 per cent year over year, on 609 sales and 3,354 active listings, which is 5.5 months of inventory (CREA, board statistics, July 2026). Days on market for the most recent published quarter, Q2 2026, ran a median of 26 days for a single detached home, 35 for a townhouse and 42 for an apartment (CREA, MLS market conditions).
Every one of those numbers is for the whole region rather than for Welland on its own. No official source publishes a benchmark price or a days-on-market figure for Welland by itself. Quoting you a Welland number would mean quoting a private data aggregator as though it were official, and I won’t do that to you.
Here’s what five and a half months of inventory means for you in practice. If you’re buying, you’ve got time to see a house twice and to keep a home inspection condition in your offer.
